The Real Estate Industry Escapes Collapse – For Now

Tuesday, November 5th, 2013

Seattle, Washington (PRWEB) October 18, 2013

The pillars of the real estate industry, the FHA, Fannie Mae and Freddie Mac and even the IRS were close to a non-functional state due to Congress’s actions. Most residential loans need a verification of income. During the government shutdown lenders were no longer able to rely on the IRS to produce these. Without income verification, lenders cannot fund new home loans. The FHA guarantees about one third of all mortgage loans. It was operating with a 90% staff reduction. Many lenders rely on Fannie Mae and Freddie Mac to buy their loans. A high percentage of loans in America rely on these lenders as well. Because they are government backed mortgage companies the shutdown wouldve meant a stop to buying loans.

Brokers at Skyline Properties, Washington’s largest independent real estate company, had started calling clients to inform them their loans would not be funded on time. Skyline closes about 260 sales each month and expected that number to begin to fall dramatically and immediately if the government shutdown had not ended. Scott Hotes, managing broker of the Northgate office, opened an email for his client last week, which read, “Because of the government shutdown there is no telling when your loan will be approved. We cannot move forward until the government processes resume and they approve the amount requested.”

Real Estate brokers and lenders all over America were making these calls to their clients. The domino effects of this would have been rippling through the economy. Builders, lenders, real estate brokerages, escrow companies, title companies are just the first that faced laying off workers or temporarily shutting down.

According to Ron Hennig, Skyline’s owner, Congressional idiocy must end immediately. The real estate industry is a huge driver of our economic recovery and it is teetering on disaster. They have caused great damage already and must step back from the abyss. The deal on Wednesday went through but will it bring us to the same situation in January?

Real Estate Scorecard Recommends Doubletop Mountain Hike on October 19, 2013 – Balsam Mountain Preserve’s Most Challenging Hike in Western North Carolina

Monday, November 4th, 2013

Asheville, NC (PRWEB) October 17, 2013

One of the most difficult hiking trails at Balsam Mountain Preserve is called Over the Doubletop which wends from the Cold Springs Gap (aka Fern Gap) to the summit of Doubletop Mountain at an elevation of almost 5,500 feet. The trails elevation from start to summit is 780 feet of strenuous hiking for practiced and proficient hikers. The reward for reaching the peak is the expansive view of the surrounding area from the observation tower. From the tower, views of other nearby mountain tops as well as the Nantahala National Forest, 500,000 acres of unspoiled national parkland.

Celebrating their 20th Anniversary, the Balsam Mountain Trust just surpassed their fund-raising goals which helps maintain one of the best nature preserves in Western North Carolina. Each week the trust organizes hikes for residents on a very personal level on the Balsam Mountain Preserve hiking trails or off property. The next big hike is scheduled for October 19, 2013.

We dont quit hiking because we grow old, we grow old because we quit hiking. (from The Hiking Fools on the Great American Road Trip) Groomed hiking trails are one of the most popular amenity requests by Baby Boomers searching for mountain property in gated communities in Western North Carolina.

Near a Blue Ridge Parkway entrance, one of the best nature preserves in Western North Carolina has them, some of which connect to the Blue Ridge Mountain Trails. Whether thru hikers or section hikers, residents of Balsam Mountain Preserve can HYOH (Hike Your Own Hike). 30 miles of Balsam Mountain Preserve hiking trails of varying levels of difficulty provide hiking opportunities for every skill level.

Balsam Mountain Preserve has two dedicated naturalists on staff to coach and guide residents with the community’s wide variety of trails. One of the most popular hiking trails is the Sugarloaf Creek Trail. It starts at a waterfall that falls over a prominent rock ledge and slopes downward gradually where hikers will find quaint bridges, log steps, and gravel roads.

Not far from the top of the trail is a narrow area between two boulders known as fat mans squeeze. In addition to the falls and fat mans squeeze, the must-see on this trail is the remote cabin at the bottom of the trail, which is representative of the homes that families lived in during the 1800s. Rustic in its lack of modern conveniences, the cabin provides shelter and, for interested residents, reservations can be made for overnight stays. All in all, the trail boasts beautiful birch, poplar, oak, maple and beech trees, all of which blaze with riotous color during autumn.

Also extremely popular in one of the best nature preserves in Western North Carolina is the Camp Ground Loop Trail. This trail has a moderate terrain that slopes down gradually 100 feet for a little over a mile ending at the family camping grounds. The camping grounds have two cabins for overnight stays, an open-air pavilion, an outdoor grill and a fire pit. The must see on this trail is the Dark Ridge Creek which has superior water quality due in part to its rushing down over 5,000 feet. Because of the campgrounds proximity to the creek, many folks enjoy fly-fishing and shore lunches (catch it and cook it). The trail meets up with the Fisher Cove trail to return to camp. Along the way, residents traverse log steps and bridges with views, where they are able to admire the beautiful rhododendrons, sugar maples, a grape vine on a tulip tree and more. All of this beauty and fun is very near a Blue Ridge Parkway entrance.

Connecting with the Dark Ridge Camp Loop on the west, the Upper Dark Ridge Creek Trail is 1.75 miles round trip. Even with its 400 foot elevation change, it is one of the easier trails to hike with a terrain that meanders along an old logging road. Various marked vantage points have views of the must see rushing stream of the Dark Ridge Creek which begins its spectacular descent from about 5,400 feet on the side of Old Bald Ridge and Grassy Ridge in the Great Balsam Mountains.

BALSAM MOUNTAIN TRUST ORGANIZED HIKES OFF PROPERTY:

One of the most popular hikes starts at the Cataloochee Mountain. Not only do the preserved, historic churches, school, and homes make this an interesting hike, but also a herd of elk can often be seen grazing in the Cataloochee Valley. This hike ends at the award winning Swag Inn in Waynesville where hikers can stay to feast on sumptuous fare, turn and return to the start, or leave the hike from the inn. Balsam Mountain Preserve’s activity calendar keeps property owners up to date with upcoming organized hikes off.

Portsmouth Music Hall to Commemorate Kristallnacht with Special Documentary Screening of Two Who Dared

Saturday, November 2nd, 2013

Portsmouth, NH (PRWEB) October 29, 2013

The Music Hall in downtown Portsmouth has just announced its Film Matters program for the month of November. The series, which features a once a month/one night only screening of a compelling documentary paired with a conversation led by the filmmaker or local topic experts, will show Two Who Dared: The Sharps War. The documentary tells the story of a Massachusetts Unitarian minister and his wife who travelled to Nazi Germany in the late 1930s to save imperiled refugees. The documentary and conversation will take place at The Music Halls Historic Theater Sunday November 10, 2013, the same date as the 1938 Kristallnacht (Night of Broken Glass), in affiliation with No Limits Media and the Jewish Federation of New Hampshire.

About the Documentary

Two Who Dared is the previously untold story of Waitstill and Martha Sharp, a Unitarian minister and his wife, who left their young children in Wellesley, Massachusetts to help save imperiled refugees being persecuted in Europe, just days prior to the Nazi invasion of Czechoslovakia. Fourteen-year-old Artemis Joukowsky had no idea the heroic role his family played during World War II until he began to interview his grandparents, Martha and Waitstill Sharp, for a homework assignment on moral courage. Flash forward a few decades, and the documentary based on their humble recounting of the story, Two Who Dared: The Sharps War, a film that was ten years in the making, is now being released through a worldwide grassroots effort. For more information, visit http://www.twowhodared.com

Historical Background: Kristallnacht

The showing falls on the commemorative date of Kristallnacht (Night of Crystal”), often called Night of Broken Glass, referring to the wave of violent anti-Jewish pogroms which took place on November 9 and 10, 1938 throughout Germany, annexed Austria, and in areas of the Sudetenland in Czechoslovakia.

According to Chris Curtis, Music Hall Programming Coordinator, At this event we turn back to this tragic moment in history to remember not only its horrors but the people who survived and the people who stood up against the inhumanities that were occurring. As part of this memorial event the filmmaker, Artemis Joukowsky III,will be in attendance to introduce the film and lead a post-film discussion.

About the Director

Artemis Joukowsky III, Director and Co-Producer, is a non-profit activist, film producer, and venture capitalist. Since 2000, Joukowsky has overseen and managed all aspects of the Two Who Dared Film Project and the Sharp Education Project. This includes the documentary film, the Sharp Archives at the United States Holocaust Museum and Brown University, and the educational curriculum developed by Facing History and Ourselves. He is currently writing a book about the Sharps, with the same title. Director and grandson of the Sharps, he is proud to present this remarkable story of courage, documenting the lives of Reverend Waitstill Sharp and his wife Martha. Told from their personal point of view, the film draws on their recorded interviews, letters and unpublished memoirs, and also includes interviews with rescued children and noted scholars.
